As a roofing contractor you need to deliver high quality workmanship and comply with regulatory standards and building regulations aligned to the Building Safety Act. A critical, yet sometimes overlooked aspect of completing a roof refurbishment project is the issuing of a Building Regulations Compliance Certificate - often because property owners don’t realise that they need one.

What is a Building Regulations Compliance Certificate (BRCC)?

A Building Regulations Compliance Certificate is an official document issued by building control, confirming that the work is compliant with UK building regulations, specifically the Building Safety Act 2022. BRCCs are typically issued for replacement roof coverings on pitched or flat roofs, where more than 25% of the roof is being replaced. BRCCs should be provided to the homeowner within 30 days of project completion.

Did you know? Homeowners who have roofing work completed on more than 25% of their roof won’t be able to sell their property without a Building Regulations Compliance Certificate.

Why Building Regulations Compliance Matters

To Roofing Contractors:

It is a legal requirement to complete all roofing work in accordance with UK Building Regulations and the Building Safety Act 2022.  Roofing contractors who complete notifiable work without informing building control or self-certifying through a competent person scheme are breaking the law.

To Property Owners:

Non-compliance can derail a property sale as well as putting homeowners and their property at risk. Roofing work completed by rogue contractors may affect the fire safety of your property as well as being liable to leaks and damage and could even invalidate expensive home insurance policies.

How to ensure compliance?

Educate your clients Remind property owners of their legal responsibilities and the requirement of a Building Regulation Compliance Certificate to be able to sell their home in the future.

Join a Competent Person Scheme Registering with NFRC’s Competent Person Scheme not only enhances your professional reputation, it saves you and your clients time and money. BRCCs are automatically issued to your clients for every roofing work that you self-certify. You can choose from digital or paper versions, starting at £15.

Keep accurate records Make sure you keep accurate records for every roofing job you complete. NFRC CPS registered contractors use our online portal to log their works - whether they are covered by the competent person scheme or not. This helps to maintain accurate records for future reference, including replacing lost BRCCs or providing evidence of projects completed.
